GEMRP.com Online Credit Card Payment Instruction Manual

How to register as a New User:

In order to make rental or other payments online, you must sign-up through our secure Customer Center. To begin the sign-up process, please:

Visit: http://shopping.netsuite.com/bcc, on the top right side of the page see REGISTER. Click there.
After the page is loaded, please fill out the registration form and establish a secure password. [SUBMIT]
You are now registered. You will receive a confirmation email notifying you that your registration was completed.

* Although you will immediately be able to login and submit payments, please allow an additional 24 hours to receive a fully updated customer center account, payment status, amounts due, etc.

You are now set up to use your registration information to login to our secure Customer Center and make payments.

How to make a payment after registration:

Now that you have registered, you are be able to make your monthly rent or any other payments online with your credit card. Follow these steps to make payment.

In GemRP.com’s tenants services section, visit the ‘pay online’ link: http://gemrp.com/property_managment/tenant.aspx
Input your username (email address) and password you created when you registered.
Click <Login>
Now you are logged in:

Go to the support section, and click <Edit Your Profile>
Enter your current billing and shipping address, billing address must match the billing address of the credit card you will be using.

c. Enter credit card information for your credit card.
      5.) In the ‘Billing Section” of the main page, select “Make a Payment”
      a. Type in the Payment Amount that you wish to make in section #1, in the
           yellow box.
      b. Select which invoice you would like to apply your payment to.
      c. In section #2, the card information you entered previously should auto-
          populate.
      d. Press Submit
        6.) Confirm Payment, review and select <OK>

*If you selected submit and email an email receipt will be sent to the email address you have registered with the Builders Center of Chicago.

Fees

GEM Realty Partners charges a $20, non-refundable fee for every online payment.
If you elect to pay using the online credit card payment process you will be assessed an additional $20.00 for every online payment, this payment must be submitted at the same time as your online payments are made.

FAQ

Is my web payment system secure?
Security is a top priority at GEMRP.com. When you submit sensitive information via the website, your information is always protected both online and offline.

When our registration/payment form asks you to enter sensitive information (such as your credit card number), that information is encrypted and is protected with the best encryption software currently available in the industry – SSL. GEMRP.com and its payment processor, Elavon, use the most advanced form of SSL software available: 128-bit encryption. Only you are able to access that information from your secure customer center.

Can I use my Online Rent Payment account to shop at the Builders Showroom?
Yes! We are working to integrate Builders Showroom Online as we speak, shortly our tenants will just easily purchase items for their homes in our Showroom’s online store as they can now pay their rent or invoices online.

Why do I have to pay a $20 fee to pay my rent online?
Credit card companies charge fees to the companies that facilitate payments using their credit cards, the $20 fee charged by GEM RP is a necessary cost that must be incurred by all of our customers that choose to pay online so that GemRP can cover its own costs incurred for making this convenient service for all of our customers and tenants available.
